Mahopac, NY

Websites for Mahopac shops, trades and lakeside businesses.

Mahopac spent the eighteen hundreds as a resort. The first hotel opened on the lake in 1834, grand ones followed along the shore, a steamboat worked the water, and eventually a rail spur ran up from the city so New Yorkers could arrive without a carriage. People compared it to Newport. All of that is gone: the hotels, the steamboat and the Old Put line that carried them. What remains is the biggest population center in the town of Carmel, forty-seven miles from Manhattan, still facing south.

Fourteen miles from New Fairfield, and the drive is longer than the number suggests because nothing between here and there runs in a straight line. Worth it for a first sit-down, and after that most of the work happens without either of us in a car.

§01 · How people look for you in Mahopac

Nobody arrives here by accident anymore

There is no station. The line that used to deliver people to this lake was pulled up, and the nearest trains are a drive east or west, which means every single person who shows up in Mahopac drove here on purpose. They decided before they turned the key, and the deciding happened somewhere you were either present or absent.

You are being compared against Westchester

The county line is right there, and plenty of your customers work, shop or grew up on the other side of it. When they look for what you do, results from down there come back alongside yours, from businesses with different overhead and different pricing. Matching their prices is not the job. Being one of the names they weigh at all is, and that part is yours to fix.

A town of families is a town of long memories

Mahopac has its own schools and a lot of people who never left, so reputation runs deep and moves slowly. That is an enormous asset with one blind spot: it does nothing for the family that closed on a house here in June. They are starting from zero on every trade they need, and they are starting on a phone.

§02 · Who this is built for around here

The trades Mahopac actually runs on.

This is the only town around here that points the wrong way. Everything else in the region leans toward Danbury: the jobs, the hospital, the shopping, the search results. Mahopac sits on Putnam's southern border and leans toward Westchester and the city instead, which means your customers, your competitors and your prices are all being compared against a market most businesses twenty minutes east never think about.

§03 · Asked in Mahopac

My paperwork says Carmel but everybody calls it Mahopac. What goes on the website?+

Both, in the right places. Carmel is the town of record, so the listings and anything official need it, and Mahopac is what your customers say and search. Leave one of the two off and you are either invisible in the searches people run, or you look like you are from somewhere else.

Are the lake and the summer crowd worth building around?+

Worth mentioning, not worth building around. The lake shapes plenty of work here, and it is nothing like the resort trade it once was. The steadier money is families who live here year-round, and a site aimed at July tends to read as thin to the people calling you in February.

I have been here thirty years and everyone knows my name. Does this apply to me?+

It applies to the part of the town that has been here thirty months. Houses change hands, people move up from the city, and none of them inherited the local knowledge about who is good. Thirty years of reputation is worth a great deal, and right now it is invisible to everybody who arrived after it was built.
