Your catchment is the county, not the neighborhood

People come to the seat from every corner of Putnam because this is where the business of the county happens. That means the person who needs what you do may live twenty-five minutes north and have no idea you exist, which is a much bigger opportunity than a town this size would suggest and a much harder one to reach by being visible on a street.

Nobody with an appointment is a regular

Somebody in for a hearing or a filing has an hour to fill and no history here. They are going to look up lunch, a notary, a mechanic, whatever they need, from a parking spot, and pick from what comes back. That decision is made entirely on a screen by a person who will never walk past your sign otherwise.

Route 6 is where the whole county shops

The corridor pulls from well beyond the town line, which cuts both ways: more people passing your door, and more competitors sitting in the same set of results when any of them searches. Being on the road stopped being enough a while ago, because the comparison now happens before anybody turns in.

Being a county seat means a steady flow of people who did not pick this town, they were summoned to it. A hearing, a filing, a county office that only exists here. They arrive with an appointment and time to kill, in a place they do not know, and by definition they are not regulars and never will be. Almost nowhere else around here has a customer base that renews itself entirely from strangers on a weekday morning.

§03 · Asked in Carmel

I am in Mahopac, not Carmel. Does that matter for the website?+

It matters more than most people expect. Mahopac and Carmel are the same town on paper and two different places in practice, with their own centers and their own school districts. Your customers say the hamlet, the listings need the town, and a site that only uses one of the two ends up missing half of the people looking for it.

My work comes through the courthouse and word of mouth between offices. Is a site worth it?+

The referrals between offices will keep working. What a site changes is everybody arriving from outside that circle: the person who was given three names, or none, and is deciding between you and whoever else turns up. In a professional trade that check is not optional, it is the norm.

Am I competing with firms out of Westchester and Danbury?+

For some of it, yes, and being here is your advantage rather than your handicap. Somebody who has to appear in this courthouse would rather deal with somebody who works two blocks from it.
